How to Compare Two Painting Estimates

How to Compare Two Painting Estimates

When you get two or three painting estimates and the prices are very different, it's tempting to choose the lowest one. But painting estimates often describe very different jobs. Comparing them line by line is the best way to understand what you're really paying for.

Start With the Scope

Make sure each estimate includes the same areas:

  • Which rooms or sides of the house are included
  • Walls, ceilings, trim, doors, and closets for interiors
  • Siding, trim, soffits, fascia, doors, shutters, and decks for exteriors

If one estimate leaves out ceilings or trim, it's not an equal comparison.

Compare Preparation

Prep is where estimates differ most. Look for specifics:

  • Washing or cleaning
  • Scraping and sanding
  • Patching drywall or repairing wood
  • Caulking
  • Spot-priming

An estimate that just says "prep" without details may include very little.

Count the Coats

Ask how many coats are included for each surface. Two coats of finish paint is standard for most work. One estimate may be cheaper simply because it includes one coat.

Check the Products

Paint quality makes a big difference in how long a job lasts. Ask which brand and product line will be used. "Premium paint" without a product name is hard to compare.

Look at Repairs

How will rotted wood, drywall damage, or unexpected problems be handled? Is there an allowance, a set price per repair, or will they be priced as found?

Protection and Cleanup

The estimate should explain how floors, furniture, landscaping, and other surfaces will be protected, and what cleanup is included at the end.

Insurance and Warranty

Confirm that the contractor carries liability insurance and that workers are covered. Ask what workmanship warranty is offered and what it covers.

Communication and Timeline

Note how long the job is expected to take, when it can start, and who will be your point of contact.

Ask Questions

If an estimate is much lower or higher, ask why. A good contractor should be able to explain exactly what's included and how their process works.

The STRIPES Takeaway

Painting estimates can only be compared fairly when they cover the same scope, prep, coats, products, repairs, protection, and warranty. Look past the total price to what each estimate actually includes.
